Paying Bird Dogs

Q. I am following your system and have a bird dog calling For Rent ads to find potential candidates who want to lease option their house. The predicament I have is to come up with a fair way to pay this person who is making all the phone calls.

a. Do I pay him by the hour ($6 or so). The downside is there is no incentive for him to look for quality leads.

b. Do I pay him for every lead that may turn into a deal for me? I am afraid he may get burnt out soon.

Any suggestions?

A. I would pay him a combination on a trial basis.

Tell him he will get $100 when he brings you 25 leads.

Also let him know you will pay him an additional amount of money if one of the leads becomes a purchase.

Be very clear with him regarding the types of leads and deals you are looking for
